What this site is

An independent information website about the Vibe Downtown Karon project in Karon, Phuket, published by Tumanov Group. It is not the developer's official website. The project is developed by The Vibe Downtown Karon by ESM Co., Ltd. (ESM Company Group).

Not an offer

Figures, dates and descriptions are for information. They are not a public offer and may be changed by the developer without notice. Current terms are always confirmed in writing before a transaction.

Project stage

Construction has not started. Environmental report 256909-55 was filed on 22 September 2026 and is under review. According to the developer, the deposit is refundable if the EIA is not obtained by 30 November 2026, construction starts in Q3 2027 and completion is planned for Q4 2029. The developer may change these dates.

Prices, sizes and terms

Project data, layouts, amenities, the payment plan, fees and the freehold surcharge come from the developer's brochure and agent fact sheet of October 2026; the price per square metre is the developer's launch guide. Budgets per unit type are our calculation from the guide and layout areas. None of this is a price list; binding figures are those of the developer's price list and the sale agreement.

Images of the project are the developer's renderings and illustrations (ESM Company Group); actual design, finishes, furnishings, landscaping and views may vary. The map is based on OpenStreetMap data (© OpenStreetMap contributors, ODbL).

Distances

Distances are road distances from the developer's brochure, measured from the project site; travel times depend on traffic.
